Septic System Evaluations

First we assess the system construction:

  • Research of the ADEC online database and physical files for Documents of Construction for your septic system.
  • Check that any information we find matches the system we find on site.
  • Measure all distances between your well and possible sources of contamination.
  • Check vertical separation distance between the bottom of the leach field and the ground water table.
  • Measure the effluent depth in the septic tank, lift station (if applicable), and leach field.
  • Measure the ground cover over the septic tank and leach field.
  • Identify failed leach fields.

This evaluation can provide important information regarding issues that could potentially hold up your home sale, well before you find a buyer. If we find that your system has horizontal distance separation you may need to relocate one or more components of your system. Alternatively, in many cases, you may apply for a waiver from ADEC. This process can take up to 6 weeks, so it's useful to know about it well before entering a contract. If you have inadequate ground cover you will be able to address the issue before ever showing your home. If your system has more severe issues and potentially needs replacement, you will have time to arrange for a new installation.

This part of the evaluation is good until changes are made to the system and does not need to be repeated if your system needs to be recertified.

Then we evaluate the system performance:

  • Measure the starting effluent depth in the septic tank, lift station (if applicable), and leach field.
  • Perform a surge test by adding water to the leach field.
  • Add water to the septic tank to check that the outlet is not obstructed.
  • Verify operation of the lift station pump and alarm system (if applicable).
  • Add water to the foundation clean out to check that the sewer line is not obstructed.

After your site visit is complete we will review the information, draft your report, run it through quality control, convert it to a PDF file, attach any water quality results you've ordered, and add our appendix "Interpreting your Test Results." This will be sent to any email addresses you have provided us. A paper copy can also be obtained at our office or mailed to you by request.
